The first day of Spring is now here, and so too comes more heat for the Brisbane’s property market.
Here’s why things are set to be more competitive for the rest of 2025:
🧡 First Home Buyer Boost
The government has brought forward its 5% deposit scheme to 1 October 2025 (instead of January). From then, it will be open to all first home buyers — no income caps, no place limits — and with higher price caps (up to $1 million in Brisbane).
💙 Interest Rate Relief
With rates dropping in August and confidence already rising, the consensus is we’ll see at least one more cut this year. That means more buyers in the market with stronger borrowing power.
💚 Supply Story : the Real Market Driver
Since COVID, the number of Brisbane’s property listings dropped significantly and just haven’t recovered - and this continues to be the main reason prices keep climbing.
Here’s the perspective on Brisbane listings:
🏠 Houses: 24,000 in Spring 2019 → 11,000 now
🏢 Units: 9,000 in Spring 2019 → 4,500 now

The market is buzzing already, and it’s shaping up to be an interesting year with the pace of the Brisbane and Australian property market changing.
📞 Everyone is are back early, listings are coming in thick and fast, and enquiries about working with me in 2025 are rolling in. It’s refreshing to see the momentum right from the start of the year, rather than waiting for the usual post-Australia Day start.
🏡 Secured an amazing off-market townhouse this week. It was viewed just before Christmas and I negotiated right across the New Year. It was all worth it to see my clients lock in their new home so early in the year and before anyone else had access. 🙌
🚗 Spent time last week with new clients visiting from Sydney. We spent one day exploring Brisbane suburbs to match their lifestyle needs and the next inspecting properties. It was the perfect way to kick-start their new home search!
